How HOA Phased Repaints Work
Most community repaints follow a phased approach aligned with the reserve study and annual budget cycle. We help HOA boards develop a realistic multi year phase map that addresses the buildings in the greatest need first while spreading the investment across budget years. At Spinnaker Cove, we built the phase map from scratch for a 24+ building community. Phase 1 covered 8 buildings plus the clubhouse, Phase 2 covered 8 additional buildings, and Phase 3 covers 8 more.
At Courtyard Homes at Sycamore Springs, the phased repaint completes 4 to 5 duplex style buildings per year, combining broad exterior repainting with substantial wood repair. At Chatham Court in Downtown Indianapolis, a similar approach addresses 2 to 3 buildings per year across multiple project phases.
Projects Beyond Standard Repainting
Some HOA communities need more than a standard repaint. At Springmill Village Pool House in Westfield, we managed a comprehensive exterior renovation that included demolition of existing stone veneer, installation of new brick veneer, replacement of siding with board and batten, new trim, and painting of all new surfaces. This type of multi scope work requires a contractor who can coordinate across trade lines, not just apply coatings.
At The Knoll Condominiums, the community needed specialty metal coating for galvanized stair stringers and railings across four buildings, work that requires specific primers and surface preparation for difficult substrates. At Yardley Court, the scope was community fence pressure washing and staining for both perimeter and pool fencing.
