A Painting Contractor Who Understands How HOA Communities Work

HOA painting projects are different from standard commercial jobs. There are boards to report to, reserve studies to align with, residents to keep informed, and community governing documents that may specify approved colors, products, or processes. A contractor who doesn't understand this dynamic creates problems, for the manager, for the board, and for residents.

Beacon Painting is a Community Association Institute (CAI) member and works almost exclusively with HOA and condo association clients. We understand how community decisions are made, how to communicate with boards and committees, and how to run projects that make the management team look organized and in control, because that's what they hired us for.

HOA Painting Services

Board Ready Reporting

We provide structured progress documentation so management teams can report to the board confidently. Before major phases begin, we confirm scope, timeline, and budget. During the project, we flag any new conditions in writing before acting. After completion, we provide a project summary and warranty documentation.

How HOA Phased Repaints Work

Most community repaints follow a phased approach aligned with the reserve study and annual budget cycle. We help HOA boards develop a realistic multi year phase map that addresses the buildings in the greatest need first while spreading the investment across budget years. At Spinnaker Cove, we built the phase map from scratch for a 24+ building community. Phase 1 covered 8 buildings plus the clubhouse, Phase 2 covered 8 additional buildings, and Phase 3 covers 8 more.

At Courtyard Homes at Sycamore Springs, the phased repaint completes 4 to 5 duplex style buildings per year, combining broad exterior repainting with substantial wood repair. At Chatham Court in Downtown Indianapolis, a similar approach addresses 2 to 3 buildings per year across multiple project phases.

Projects Beyond Standard Repainting

Some HOA communities need more than a standard repaint. At Springmill Village Pool House in Westfield, we managed a comprehensive exterior renovation that included demolition of existing stone veneer, installation of new brick veneer, replacement of siding with board and batten, new trim, and painting of all new surfaces. This type of multi scope work requires a contractor who can coordinate across trade lines, not just apply coatings.

At The Knoll Condominiums, the community needed specialty metal coating for galvanized stair stringers and railings across four buildings, work that requires specific primers and surface preparation for difficult substrates. At Yardley Court, the scope was community fence pressure washing and staining for both perimeter and pool fencing.

If your HOA or condo community needs a painting contractor who understands community governance and takes full ownership of the project, contact us. We serve communities in Indianapolis, Carmel, Fishers, Westfield, and Noblesville.

Common Questions

Frequently Asked Questions

The Community Association Institute (CAI) is the leading organization for community association professionals, including HOA boards, property managers, and the vendors who serve them. Beacon's CAI membership means we understand how community associations operate, how decisions are made by boards and committees, and how to communicate effectively within that structure.

We work with the property management team to understand the reserve study timeline and budget allocation. We help develop a phased approach that addresses the buildings in greatest need first while staying within the annual budget. The phase map becomes a planning tool the board can use for multi year capital expenditure planning.

Yes. We strongly prefer having a board member or committee lead present at the site walk so scope decisions are made efficiently and expectations are aligned. We provide board ready documentation at each major milestone so the management team can report confidently.

Yes. We coordinate community wide color changes including manufacturer color matching, sample application for board approval, and phased rollout to ensure year over year consistency. Community-wide color changes are common in our multi year phased repaint work.

We focus on full building and community scale projects. We do not take on single unit touch ups, residential painting, spot repairs, or piecemeal work. Our typical minimum is a full building or elevation exterior repaint or a complete interior common area repaint.

We review any relevant community documents, architectural guidelines, approved color palettes, product specifications, noise ordinances, and work hour restrictions, during the scope review phase. These requirements are incorporated into the project plan and communicated to our crews before work begins.
