The Challenge
Historic Standish Estates needed a project shaped around the community's maintenance priorities, focused on the most visible elevations while addressing specific maintenance needs. The existing caulking around the front windows had deteriorated significantly, leaving window perimeters in need of attention, metal window lintels had rusted, and deteriorated exterior wood components needed repair on the older buildings.
What We Did
Beacon Painting & Repairs worked with the community to develop a project tailored to its priorities. Deteriorated exterior wood components were repaired and replaced, including additional siding and trim repairs identified during the project. Surfaces received a soft wash, followed by scraping, sanding, and priming suited to the age and condition of the existing surfaces.
Failed caulking around the front windows was removed, the perimeter joints were prepared, and a specialty window sealant was installed for improved sealing and a clean finish. Rusted metal window lintels were prepared, primed, and repainted.
The repaint covered the street-facing trim, fascia, soffits, window components, door frames, and architectural accents across the community's 15 buildings. Front doors and light fixture housings were repainted and new front address numbers were installed. The work also extended to 10 sun porches across five buildings, including previously painted wood siding, window frames, soffits, and trim at their side and rear portions.
The Outcome
Completing the front elevation of every building created a consistent improvement throughout the community while retaining its established character. The result was a cleaner, more consistent streetscape, with improved sealing around the windows to support the ongoing care of the community's older buildings.
