Roundtree HOA. North Border Fence Staining
Location: Indianapolis, IN
Property Type: Condo / HOA community
Project Type: Exterior fence preparation and staining
Management Company: Kirkpatrick Management
Scope: Condo-facing side of the HOA border fence along the north edge of the community
The Challenge
The border fence along the north edge of Roundtree had never been coated. Sun and moisture had left the boards gray and dry, and one stretch of the run was covered by dead vine growth. Bare, weathered wood does not hold a finish, so the fence needed cleaning and preparation before anything could be applied to it.
What We Did
Beacon pressure washed the condo-facing side of the border fence, prepared the surface, and applied Sherwin-Williams SuperDeck Exterior Solid Color Stain in two full coats. The color was custom matched through Sherwin-Williams to closely match Roundtree's existing fence color.
Solid color stain was chosen over paint for a reason. The wood was weathered and receiving its first coating, so a product that absorbs into the boards gives a more maintainable long-term finish than a film sitting on the surface.
The Outcome
The fence now reads as one continuous finished line rather than bare gray boards, and the color sits close enough to the community's existing fencing that the north edge matches the rest of the property. Because the stain absorbed into the wood instead of forming a film on top of it, maintaining this fence later means recoating rather than stripping.
Fence preparation and staining can be handled on its own or coordinated with larger exterior painting work for the community.
