The Challenge
Buildings 7, 8, 18, and 20 at Seneca Pointe at Southern Dunes were carrying deteriorated exterior wood along with previously painted surfaces whose coatings had begun to loosen and fail. Fascia, trim, rake areas, porch related wood, and other exterior wood components all needed attention. Paint applied over failing wood does not last, so the repairs had to come first.
What We Did
Beacon Painting & Repairs completed a substantial amount of exterior wood repair across all four buildings before any painting began. Repairs covered fascia, trim, rake areas, porch related wood, and other deteriorated exterior wood components. Preparation then followed: pressure washing, scraping and sanding loose or failing coatings, cleaning the surfaces, caulking open joints where needed, spot priming bare substrates, and protecting adjacent surfaces.
The repaint covered soffits, rake boards, fascia, wooden door frames, porch ceilings, porch posts, porch railings, shutters, gable accents, garage door frames, previously painted fence sections, and the garage doors themselves. Trim and wood surfaces received Sherwin-Williams SuperPaint Exterior in a satin finish, and the garage doors received Sherwin-Williams Pro Industrial Waterborne Alkyd Urethane Enamel in semi-gloss. The community's existing color scheme was maintained throughout.
The Outcome
This project involved much more than a basic maintenance repaint. By addressing the deteriorated wood first, then preparing and repainting the exterior surfaces, the work refreshed the appearance of all four buildings and helps protect the repaired and existing exterior surfaces going forward.
