The Challenge

The plan called for new exterior siding around the reconstructed balcony structure. When the existing siding came off, the team found that the plywood sheathing underneath, on the rear and side of the chimney, was completely deteriorated. A hidden condition like this cannot simply be covered back up, because new siding is only as sound as the substrate behind it.

What We Did

Beacon Painting & Repairs assessed the condition quickly, provided an additional repair estimate, and replaced the affected sheathing in its entirety to create a sound substrate. New LP SmartSide cedar texture engineered treated wood panel siding was then installed on both balcony wall sections, and suitable existing siding was reused at the smaller repair areas. The work included trim and transition details, caulking, preparation of the new and repaired siding, and spot priming of exposed wood and cut edges, along with localized interior drywall touch ups.

All new and repaired surfaces were painted with Sherwin-Williams SuperPaint Exterior using the community's existing color formula, so the new siding and the repaired areas blend with the surrounding exterior.

This project involved more than replacing and painting exterior siding. Addressing the deteriorated sheathing first created a stronger foundation for the new siding and resulted in a more complete, durable repair. The balcony walls, the chimney, and the repaired areas now carry a finish matched to the rest of the community.
