From initial RFP intake to proposal delivery, the typical timeline is 1 to 2 weeks depending on the complexity of the project and the scheduling of the site walk. We prefer to deliver the proposal quickly so the board has time to evaluate it within their budget cycle.

What if the RFP scope won't solve the actual problem?

We'll tell you. If we identify conditions during the site walk that the proposed scope won't address, we explain what we've found, what we recommend instead, and what the cost implications are. We'd rather lose a bid than win a project that's set up to fail.

Do you provide progress updates during the project?

Yes. We communicate proactively with the property management team about daily schedules, progress, and any conditions discovered during the work. The board should never have to chase us for updates.

What warranty do you provide?

Every project includes a one year workmanship warranty. For communities in ongoing partnerships, we provide touch up and follow up work for 2+ years after project completion.

How do you handle unexpected conditions during the project?

Hidden conditions, wood rot behind fascia, moisture damage, substrate failure, are documented with photos, explained to the management team, and priced transparently before any additional work is performed. The management team always approves additional scope before it's executed.
