Wallcovering Removal and Surface Refinishing for Community Spaces

Outdated wallcoverings are one of the most common interior issues in community clubhouses, lobbies, and amenity spaces. The wallpaper itself may be peeling, faded, or simply out of style, but the real challenge is what's underneath. Removing wallcoverings exposes the substrate, and that substrate almost always needs repair before it's ready for a quality paint finish.

Beacon Painting handles the full wallcovering process: removal, substrate repair, surface preparation, and final finish. We don't stop at stripping the paper, we bring the wall back to a smooth, paint ready condition and apply a durable coating system that holds up in community environments.

Wallcovering Services

  • Wallpaper and wallcovering removal from all wall surfaces
  • Adhesive removal and substrate cleaning
  • Drywall repair, patching, and skim coating
  • Surface sanding to achieve a smooth finish
  • Primer application appropriate for the substrate condition
  • Finish painting of walls and ceilings
  • Trim, crown, door, and window frame coating as part of the full room refinish
  • New wallcovering installation when specified

Why Wallcovering Removal Requires a Painting Contractor

Many property managers get quotes for wallpaper removal as a standalone service. The problem is that removal is only the first step. Once the paper comes off, the wall surface is rarely ready for paint without significant repair work. If the removal crew doesn't handle repair and painting, you're left with a stripped wall that looks worse than the original wallpaper and requires a second contractor to finish.

At Beacon, we scope the full process, removal, repair, and refinishing, as a single project so the community ends up with a completed space, not a half finished one.

Real Wallcovering Projects

At Yardley Court Clubhouse, we removed existing wallcoverings from the main room, bar area, and restrooms. After removal, we replaced rubber cove base in the restrooms, repaired damaged drywall throughout, skim coated and sanded all wall surfaces to achieve a smooth finish, primed newly repaired substrates, and repainted walls, ceilings, trim, crown, doors, window frames, and cabinetry. The result was a community clubhouse that looked completely updated, not just stripped.

Environments Where We Work

We handle wallcovering projects in clubhouses, amenity spaces, community rooms, offices, and interior common areas for HOA communities and multi family properties. Whether the community wants to remove outdated wallpaper and paint, or install new wallcoverings as part of a design update, we handle the full scope.

If your community space has outdated wallcoverings that need to come down, contact us to discuss the project. We serve communities in Indianapolis, Carmel, Fishers, Westfield, and Noblesville.

Common Questions

Frequently Asked Questions

Yes. We scope wallcovering projects to include the full process: removal, adhesive cleaning, substrate repair, skim coating, priming, and final paint application. This way the community gets a finished space, not a partially completed one that requires a second contractor.

Almost every wall that has had wallpaper removed needs repair work. The adhesive may have damaged the paper surface of the drywall, there may be skim coat failures, and the surface will have imperfections that show through paint. We repair all damage, skim coat as needed, and sand to a smooth finish before priming and painting.

Yes. While most of our wallcovering projects involve removal and conversion to a painted finish, we can also install new wallcoverings when specified by the community's design plan. We prepare the substrate properly for adhesion and install the wallcovering according to manufacturer specifications.

Timeline depends on the size of the space, the type and condition of the existing wallcovering, and the extent of repair needed after removal. A typical clubhouse main room, bar area, and restroom scope, similar to Yardley Court, runs 2 to 3 weeks including removal, repair, and full repaint.

Yes. We coordinate with the property management team to schedule work around community events and building hours. For clubhouses that are used for resident gatherings, we plan phased access so the space remains partially available when needed.
