When the Building Envelope Needs More Than Paint
EIFS (Exterior Insulation and Finish System), stucco, and masonry are common exterior wall systems on HOA communities and commercial buildings in Indianapolis. They offer durability and design flexibility, but they develop specific failure modes over time: cracks, voids, delamination, moisture infiltration, and surface deterioration. These issues cannot be addressed by painting over them. They require repair before any coating is applied.

EIFS Repair and Resurfacing
EIFS is a multilayer exterior wall system consisting of insulation board, base coat, reinforcing mesh, and a textured finish coat. Over time, it develops cracks and voids at seams, corners, penetrations, and impact points. Improperly repaired cracks allow moisture to enter behind the system, leading to damage that compounds quickly.
Proper EIFS repair involves more than filling cracks with caulk. The process includes:
- →Crack and void assessment to determine depth and cause
- →Removal of delaminated or compromised material
- →Application of repair base coat and fiberglass mesh reinforcement
- →Texture matching to blend repairs with the surrounding finish
- →Application of a compatible finish coat over the repaired areas
At White River Christian Church in Noblesville, we managed EIFS crack and void repairs, mesh reinforcement, resurfacing, and texture matching across the full exterior facade as part of a multi scope project. Stucco Restoration
Traditional stucco is a cement-based exterior finish that, when properly applied and maintained, provides excellent durability. When it fails, it typically shows as hairline cracks, larger structural cracks, hollow spots, or surface deterioration from moisture and freeze-thaw cycling. Stucco restoration requires understanding the underlying cause of failure, not just the visible symptom.
Our stucco repair work includes crack routing and filling, patching of damaged sections, skim coat application for surface restoration, and application of elastomeric or compatible finish coatings that provide long term moisture resistance. Elastomeric coatings are particularly effective on stucco substrates because they bridge hairline cracks and flex with the building's thermal movement.
Masonry Repair and Coating
Concrete masonry units (CMU block), brick, and other masonry substrates on HOA and commercial buildings require specific products and preparation. Standard paints do not perform well on masonry without proper surface preparation and the right primer and coating system. For painted masonry surfaces, we use block filler to seal the porous substrate before coating, followed by products rated for masonry applications.
Masonry repair work includes:
- →Tuckpointing and joint repointing for deteriorated mortar joints
- →Crack sealing and waterproof membrane application
- →Block filler application for painted CMU block surfaces
- →Elastomeric masonry coatings for moisture-exposed facades
- →Penetrating sealers for unpainted masonry surfaces

EIFS, stucco, and masonry repairs almost always occur in the context of a broader exterior repaint.
