Wood Repair as Part of the Repaint Scope
Wood repair is a core part of most exterior repaints. We identify and replace damaged trim, siding, railing components, fascia boards, and other wood elements during the prep phase, before paint is applied. At Courtyard Homes at Sycamore Springs, we implemented a specialized wood repair system designed for long term performance, addressing the root cause of recurring wood damage rather than just re applying surface treatments.
At Chatham Court, the multi year phased repaint includes targeted wood repair and replacement of damaged trim and siding at each phase, surface inspection, priming of new materials, and integration with the exterior repaint scope. At Spinnaker Cove, wood repair tracking is part of the multi year phase map so the community can budget for anticipated repair quantities in each upcoming year.
Specialty Substrate Preparation
Not all surfaces are wood and drywall. Some community projects involve metal, EIFS, concrete, or other specialty substrates that require specific preparation and product selection. At The Knoll Condominiums, the project involved galvanized stair stringers and metal railings, surfaces that require commercial grade degreasing, hand tool preparation, and primers specifically formulated for galvanized and ferrous metal substrates.
At White River Christian Church, the scope included EIFS crack and void repairs, mesh reinforcement, resurfacing, and texture matching, specialty exterior envelope work that goes well beyond standard painting. Proper preparation of these substrates is what makes the difference between a coating that lasts and one that peels within a year.
Hidden Conditions
Exterior surfaces hide problems. Wood rot behind fascia, moisture damage beneath siding, and substrate failure under previous coatings are common discoveries once surfaces are opened up during a repaint project. Our project process includes a protocol for documenting and communicating hidden conditions: we photograph the condition, explain the options, and provide transparent pricing before any additional work is performed.
