Pressure Washing and Surface Preparation for Commercial Buildings
Pressure washing is the critical first step in any exterior repaint. Paint will not adhere properly to a surface covered in dirt, mildew, chalk, or loose existing coatings. A thorough pressure wash removes those contaminants and reveals the true condition of the substrate underneath, which often looks different from what was visible before cleaning.
Beacon Painting provides professional pressure washing as part of our surface preparation process for every exterior project. We also handle standalone fence and deck pressure washing and staining for HOA communities.

Pressure Washing as Diagnostic
Pressure washing doesn't just clean, it reveals. Once the surface dirt and chalk are removed, we can accurately assess the true condition of the substrate, the integrity of previous coatings, and any hidden damage that wasn't visible before. This diagnostic step often changes the prep plan. A building that appeared to need only a light sand and repaint may show extensive coating failure, wood rot, or moisture damage once it's been washed.
We always pressure wash before finalizing the prep scope so the proposal reflects actual conditions, not assumptions based on dirty surfaces.
Fence and Community Feature Washing
Beyond building preparation, we provide pressure washing and staining for community fences, pool fencing, pergolas, decks, and dock structures. At Yardley Court, we pressure washed both the community perimeter fencing and pool fencing to remove surface contaminants, then applied a solid stain system to both fence types. This type of standalone exterior maintenance work keeps community features looking maintained between major capital projects.
At Intracoastal at Geist, pressure washing was part of a dock repair and coating project, cleaning dock floors, stairs, railings, and headers before applying a specialty deck and dock coating system designed for the high exposure waterfront environment.
Equipment and Approach
We use commercial grade pressure washing equipment appropriate for the substrate. Wood siding, vinyl, fiber cement, stucco, and masonry each require different pressure settings, nozzle types, and cleaning agents. Incorrect pressure or technique can damage siding, force water behind cladding, or gouge wood surfaces, all of which create problems instead of solving them.
Our crews are trained to adjust equipment and technique for each surface type and to identify areas where lower pressure or soft washing is required to avoid damage.
If your community needs pressure washing as part of a repaint project or as standalone maintenance, contact us. We serve Indianapolis, Carmel, Fishers, Westfield, and Noblesville.
