The Challenge
The dock structures at Intracoastal at Geist, a waterfront community on Geist Reservoir, had deteriorated from constant water exposure, UV degradation, and foot traffic. The docks needed both structural repairs and a coating system specifically designed for the harsh conditions of a waterfront environment. A standard paint product would not provide the durability, crack smoothing, or mildew resistance these structures required.
What We Did
Beacon completed a multi dock improvement project that combined structural repairs with specialty coating application. The scope included dock floor board repairs, replacement of damaged wood components, railing and stair repairs and rebuilds in select areas, pressure washing of all dock surfaces, and application of a specialty deck and dock coating system to wooden dock floors, stairs, railings, and headers.
The coating system was selected specifically for this environment, it provides superior durability, crack smoothing capability, and mildew resistance compared to standard deck stains or paints. This product decision was driven by the actual substrate and exposure conditions, not just aesthetics.
The Outcome
The refinished docks provide the community with both structural integrity and long term surface protection designed for the high exposure waterfront environment. The specialty coating system addresses the specific challenges of dock surfaces, water pooling, UV exposure, and constant foot traffic, with a product engineered for those conditions.
This project is a strong example of niche specialty exterior work with direct relevance for communities with docks, marinas, pool decks, and other waterfront structures. The approach, diagnose the conditions, select the right product system, execute with proper surface preparation, is the same methodology we apply to every project regardless of substrate.
