Beacon Painting was founded by Jacob Reks with a conviction that property managers and HOA boards deserve a painting contractor who takes full ownership of every project, communicates proactively, owns the details, and treats residents with professionalism from day one. That conviction has not changed.
Jacob spent years observing how the commercial painting industry works, and how it fails. Too many contractors underbid to win the job, cut corners on prep, skip communication with the board, and leave the property manager to explain why the project is behind schedule. Jacob built Beacon to be the opposite of that experience.
Beacon Painting works exclusively with community associations and multi family properties. We made this decision deliberately. Residential painting and commercial painting are fundamentally different businesses, they require different insurance, different crew management, different communication structures, and different project planning. By focusing exclusively on commercial and multi family work, we operate at the level these projects demand. Every system we've built, from how we qualify projects to how we communicate with boards, is designed for the complexity of community painting work.
Our typical clients are property managers and HOA board members in Indianapolis, Carmel, Fishers, Westfield, and Noblesville who manage communities with 50 to 500+ units. We take on full building exterior repaints, interior common area repaints, and specialty projects like surface repair and refinishing work and wallcovering removal.
Every project starts with a thorough RFP review and a site walk with the decision makers, board members, committee leads, and property managers. We don't guess at scope. We confirm includes and excludes, access constraints, scheduling requirements, and product specifications before a proposal is written. If we find a condition that the proposed scope won't actually fix, we say so. Our full project process is designed to reduce surprises for everyone.
During the project, residents are kept informed, progress is documented, and any hidden conditions found after surfaces are opened are flagged and priced transparently before work continues. At completion, we walk the site with the management team, deliver warranty documentation, and begin the ongoing partnership for follow up work in future seasons.
Our project portfolio includes multi year phased projects at Spinnaker Cove (24 buildings across three phases), specialty dock refinishing and coating at Intracoastal at Geist, full exterior renovations at Springmill Village Pool House, and interior common area repaints at Yardley Court. Every project was managed by Jacob and his team from initial scope through final walkthrough.
We serve Marion and Hamilton County, with primary focus on Carmel, Fishers, Indianapolis, Westfield, and Noblesville. We also travel for large scale projects throughout the region.
