Yardley Court. Interior Hallways & Stairwells Repaint

Location: Indianapolis, IN
Property Type: Condo / HOA residential building
Project Type: Interior common area repaint and surface repair
Scale: Full interior common area repaint for a 24 unit residential building, hallways, stairwells, and main lobby across multiple floors

Yardley Court, interior hallway and stairwell repaint

The Challenge

Yardley Court's common hallways and stairwells needed a comprehensive repaint, three stories of walls and trim across two stairwell systems in an occupied 24 unit building. The common areas showed wear from daily foot traffic, with cracks, nail pops, dents, and scuffing throughout. The community also wanted a color change, which required clean execution and consistent application across all floors.

Interior repaint projects in occupied buildings demand a different level of planning. Residents use the hallways and stairwells every day, access cannot be blocked, finishes cannot be left wet in high traffic zones, and every evening the space needs to be presentable and safe to navigate.

What We Did

Beacon completed a full interior repaint of the common areas including:

  • Protection of adjacent finishes throughout the building
  • Minor drywall and surface repairs, patching of cracks, nail pops, dents, and other damaged areas
  • Spot priming, sanding, and surface preparation
  • Localized drywall refinishing in a storage area
  • Repainting of walls throughout hallways, stairwells, and lobby areas
  • Repainting of trim, chair rail, and balusters
  • Coating of interior doors, door frames, and closet interiors

The Outcome

The hallways were usable every evening throughout the project. The trim work was clean, the color change landed exactly as the board approved, and the common areas were returned to a standard that reflects well on the community's management. No surprises, no callbacks.

This is a strong example of interior common area repainting in an occupied residential setting, the mix of surface repair, detailed trim and door work, and multi floor coordination that defines this type of project. For condo and multifamily clients seeking hallway, stairwell, and lobby refresh projects, this is the scope and quality Beacon delivers.
