Full Building Exterior Repaints Done Right
A full exterior repaint is one of the most visible and significant investments a community makes. Done right, it protects the building envelope for years and improves curb appeal across the entire property. Done poorly, it fails within 18 months and costs more to fix than the original project. Beacon Painting approaches every exterior repaint with the goal of solving the real problem, not just covering symptoms.
That starts before the first gallon of paint is opened. We walk the site with the decision makers, identify problem areas, wood rot, moisture intrusion, failing previous coatings, substrate damage, and build a scope that addresses those conditions, not just the surface. As a CAI member, we understand how HOA boards evaluate proposals and make capital expenditure decisions.

Multi Phase and Ongoing Projects
Many of our HOA clients run multi year phased repaints where buildings or sections are addressed on a rotating schedule. We build and maintain the phase map, track completed and upcoming areas, and provide year over year consistency in color and product so each new phase integrates cleanly with previous work.
Our Spinnaker Cove project is a flagship example: 24+ buildings across three annual phases, with a community wide color change that required careful coordination across years. At Courtyard Homes at Sycamore Springs, we complete 4 to 5 buildings per annual phase as part of an ongoing multi year phased repaint that combines broad exterior repainting with substantial wood repair quantities.
The Exterior Conditions We Address
Paint failure is rarely just a paint problem. Before any topcoat goes on, we evaluate the substrate, previous coatings, moisture conditions, and exposure. At Chatham Court, the condo community required targeted wood repair and replacement of damaged trim and siding before repainting, a phased approach completed over multiple years. At Intracoastal at Geist, the waterfront exposure demanded a specialty deck and dock coating system designed for durability and mildew resistance.
This is the kind of diagnostic thinking that separates a professional exterior repaint from one that looks good for six months and then fails. According to the Painting and Decorating Contractors of America (PDCA), proper surface preparation accounts for up to 80% of a coating's long term performance.
Scope That Solves the Real Problem
We scope every project to address the actual condition, not just the visible surface. Two proposals can look similar on paper but be dramatically different in what they solve. A proposal that includes only pressure washing and two coats of paint will not fix a building with moisture intrusion and substrate damage. We tell you that upfront, even if it means the project costs more than expected.
This candid approach is what keeps our clients coming back. When we say the job will hold, it holds. When we find conditions during the project that weren't visible before surfaces were opened, we document and price them transparently before acting.
