The Challenge

Courtyard Homes at Sycamore Springs is a condo community with duplex style buildings that had an existing wood repair issue. Previous painting contractors had applied surface treatments without addressing the underlying cause of recurring wood damage. The board was dealing with callbacks on previous work and needed a contractor who would diagnose the problem, not just cover it up again.

What We Did

Beacon worked with the HOA to develop a phased repaint plan addressing 4 to 5 buildings per annual cycle. The scope included targeted wood repair and replacement of damaged trim, siding, and railing components, inspection of adjacent deteriorated areas, priming of new materials, pressure washing, and repainting of lap siding, soffits, fascia, gutters, downspouts, porch elements, shutters, garage door frames, entry door frames, window frames, gable vents, screened porch trim, and related exterior features. We also coated front and garage doors.

In coordination with product partners, we identified and implemented a specialized wood repair system designed for long term performance in this type of construction. The approach addressed the root cause of recurring wood damage rather than re applying surface treatments that would need to be repeated.

The Outcome

The board stopped getting callbacks. The specialized wood repair system addressed the underlying problem, and the phased approach allowed the community to budget the work across multiple years. The annual phases provide continuity, each year's scope integrates with previous work and the community maintains a consistent appearance as the project progresses.

This project is a strong example of larger scale, operationally complex community maintenance work that combines broad exterior repainting with substantial wood repair quantities.
