When Standard Paint Is Not the Right Tool
Most exterior painting projects use standard latex or acrylic coatings. But some surfaces, waterfront dock structures, galvanized metal stairs, masonry block, EIFS facades, exposed concrete decks, require a different system entirely. Using the wrong product on a demanding substrate means premature failure, often within 12 to 24 months. Specialty coatings solve problems that standard paint cannot.
Beacon Painting selects and applies specialty coating systems appropriate for the substrate, the exposure conditions, and the performance requirements. We coordinate with Sherwin-Williams and other product partners to specify the right system before any product is applied. Specialty Coating Systems We Apply
- →Elastomeric coatings — Thick, flexible coatings for masonry and stucco that bridge hairline cracks and resist moisture penetration
- →Deck and dock coatings — Slip resistant, waterproof systems designed for high traffic, high exposure outdoor surfaces including wood and composite dock structures

Where Specialty Coatings Show Up in Community Projects
At Intracoastal at Geist, the scope included dock floor, stair, and railing preparation followed by application of a specialty deck and dock coating system built for the waterfront environment. The product had to handle moisture from below, UV exposure from above, foot traffic, and the expansion and contraction of the dock structure. A standard deck stain would not have lasted a single season.
At The Knoll Condominiums, the project involved eight stair stringers and railings across four buildings, all galvanized steel. Galvanized metal cannot simply be primed and painted with standard products. The surface requires commercial degreasing, hand tool preparation, and a primer specifically formulated to bond to galvanized and ferrous metal substrates. We specified and applied the correct system, and the result holds up to heavy daily stair traffic.
At White River Christian Church, the scope included EIFS crack and void repair, mesh reinforcement, resurfacing, and texture matching across the exterior facade, well beyond standard painting but firmly within our scope. We coordinated with the product manufacturer to confirm the repair and coating system before work began.
Specifying the Right System
The performance of any coating comes down to the preparation and the product selection. We do not apply specialty coatings without confirming the substrate condition, the manufacturer recommendations, and the expected performance in the actual site conditions. If a surface has moisture issues, we address the moisture source first, because no coating system, however good, will adhere long term to a wet substrate.
Our surface preparation process is integrated with specialty coating application. The two cannot be separated. We pressure wash and prepare the surface to the manufacturer's standard before any specialty product is applied.
