Common Area Painting That Meets the Standard Residents Expect

Lobbies, hallways, stairwells, clubhouses, fitness centers, pool areas, and mailrooms set the tone for a community. When common areas look fresh and well maintained, resident satisfaction increases and the property management team gets fewer complaints. When they look worn and neglected, it becomes a recurring topic at board meetings.

Beacon Painting handles common area painting for HOA communities and multi family properties across the Indianapolis area. We plan our work around building hours, protect adjacent finishes, and deliver clean results that hold up to the daily wear these spaces absorb.

Common Area Painting Services

Working in Active Community Spaces

Common areas are used around the clock. A painting contractor who shows up without a plan, blocks corridors, or leaves paint spattered floors creates more problems than they solve. Beacon Painting is built to handle active community spaces without disrupting residents.

We plan our work schedule in coordination with the property management team, stage our materials carefully to keep pathways clear, and protect all floors, fixtures, and resident property during the project. Our crews are professional and resident aware, because we're working in someone's home.

Clubhouse and Amenity Space Renovations

Clubhouses and amenity buildings often require more than a simple repaint. At Yardley Court Clubhouse, the scope included wallpaper removal in the main room, bar area, and restrooms, drywall repair, skim coating and sanding, and full repainting of walls, ceilings, trim, crown molding, doors, window frames, and cabinetry. The result was a community space that looked completely refreshed.

At Springmill Village Pool House in Westfield, the renovation went even further, demolition of existing stone veneer, installation of new brick veneer, replacement of siding and trim, new fixtures, and painting of all new exterior surfaces. This was a comprehensive amenity building upgrade that combined multiple trade scopes.

Products for High Traffic Environments

Common areas need products that resist scuffing, staining, and daily wear. We select coatings based on the specific environment, durable eggshell finishes for walls, semi-gloss for trim and doors, and specialty products for high moisture areas like pool rooms and laundry facilities. For occupied senior living spaces like Rittenhouse Village, we use low-VOC products that are safe for sensitive environments.

If your community's common areas need a professional refresh, contact us to discuss your project. We serve communities in Indianapolis, Carmel, Fishers, Westfield, and Noblesville.

Common Questions

Frequently Asked Questions

We paint lobbies, hallways, stairwells, clubhouses, community rooms, fitness centers, pool areas, mailrooms, laundry rooms, elevator lobbies, and other shared community spaces. The specific scope is confirmed during the site walk and documented in the written proposal.

Yes. The majority of our common area projects are completed in occupied buildings. We schedule work around building hours, keep pathways clear, and clean up daily so spaces are usable in the evenings. Our crews are trained to work professionally in occupied environments.

Yes. While painting is our core service, clubhouse and amenity space projects often include wallpaper removal, drywall repair, skim coating, and surface preparation. At Springmill Village Pool House, we managed a multi scope renovation that included masonry, siding replacement, trim, and painting.

We select products based on the specific environment. High traffic corridors get durable eggshell or satin finishes for walls and semi-gloss for trim and doors. Pool areas and laundry rooms may require moisture resistant coatings. Senior living spaces get low-VOC formulations. Product selection is part of our scope review process.

We use drop cloths, plastic sheeting, and masking to protect all floors, fixtures, handrails, and resident property. Protection is set up before work begins each day and maintained throughout the project. We clean up daily so the space is presentable to residents in the evening.

Yes. For communities that enter ongoing partnerships with us, we provide touch up and maintenance painting for common areas as part of the long term relationship. This helps keep spaces looking fresh between full repaint cycles.
