Interior Repaints for Common Areas That Set the Tone for the Community

Interior common areas, hallways, stairwells, lobbies, clubhouses, fitness rooms, mailrooms, are the first and last thing residents see every day. When they look worn, dated, or poorly maintained, it reflects on the community's management and reduces resident satisfaction. A well executed interior repaint brings those spaces back to standard and keeps them there year after year.

Beacon Painting specializes in structured interior repaints for multi family communities. We plan around resident traffic, use low-VOC products where appropriate, complete work in manageable phases, and finish with clean results that hold up in high traffic environments.

How We Schedule Interior Work

Interior work requires coordination with residents, leasing teams, and building management. We plan start times around building hours, stage materials to minimize corridor blockage, and clean up daily so spaces are usable when residents return. Before starting any phase, we confirm access logistics and communicate the plan to the management team.

Real Interior Repaint Projects

At Yardley Court, we completed a full interior repaint of common hallways and stairwells, three stories of walls and trim across two stairwell systems in a 24 unit building. The scope included protection of adjacent finishes, minor drywall repairs, patching of cracks and nail pops, and repainting of walls, trim, chair rail, balusters, interior doors, and closet interiors. The hallways were usable every evening.

At Yardley Court Clubhouse, we handled a complete interior renovation that included wallpaper removal in the main room, bar area, and restrooms, followed by drywall repair, skim coating, and full repainting of walls, ceilings, trim, crown, doors, window frames, and cabinetry.

At Rittenhouse Village, we repainted a salon space within an occupied senior living community using low-VOC coatings, walls, ceiling, door frames, doors, and interior window surfaces. The emphasis was on refreshing a resident facing space without disrupting the care environment.

Products and Performance

Interior common areas take more abuse than most commercial spaces, foot traffic, scuff marks, cart damage, and daily wear. We select products based on the specific environment: high durability eggshell finishes for walls in high traffic corridors, semi-gloss for trim and doors, and low-VOC formulations for occupied senior living or healthcare settings. Product selection is part of the scope review, not an afterthought.

Common Questions

Frequently Asked Questions

Yes, when appropriate. For occupied spaces, especially senior living communities, healthcare environments, and clubhouses used during the project, we use low-VOC interior coatings. Product selection is confirmed during our scope review so the property management team knows exactly what's being applied.

We plan work schedules around building hours and resident traffic patterns. Materials are staged to keep pathways clear, work areas are cleaned daily, and hallways remain usable in the evenings. We coordinate timing with the management team before each phase begins.

Yes. Wallpaper removal is a core interior service we provide. At Yardley Court Clubhouse, we removed wallcoverings from the main room, bar area, and restrooms, then repaired drywall, skim coated to a smooth finish, and repainted all surfaces. We handle the full process from removal through final finish.

We paint walls, ceilings, trim, chair rail, crown molding, balusters, interior doors, door frames, window frames, cabinetry, and closet interiors. The specific scope is confirmed during the site walk and documented in the written proposal.

Timeline varies by building size and scope. A 24 unit building with three stories of hallways and two stairwells typically takes 2 to 3 weeks including prep, drywall repair, and finish coats. We provide a detailed schedule before work begins.

Yes. Most interior common areas need some level of drywall repair before painting, cracks, nail pops, dents, and scuff damage are common in high traffic areas. We patch and prime all repairs as part of the prep phase so the final finish is clean and smooth.
