Chatham Court. Multi Year Exterior Wood Repair & Repaint
Location: Downtown Indianapolis, IN
Property Type: Condo community
Project Type: multi year exterior wood repair and repaint
Scale: 2 to 3 buildings per year across multiple project phases
The Challenge
Chatham Court is a condo community in Downtown Indianapolis with multiple buildings requiring phased exterior maintenance. The property needed a contractor who could plan and execute a multi year phased repaint, addressing 2 to 3 buildings per year, while maintaining quality and consistency across phases completed in different seasons.
What We Did
Beacon developed a phased exterior repaint plan for Chatham Court, completing 2 to 3 buildings per year across multiple project phases. Each phase included wood repair and replacement of damaged trim and siding, surface inspection for hidden damage, priming of all new materials, pressure washing of paintable surfaces, exterior repainting of wood and trim elements, staining of balcony surfaces, and coating of entry and garage doors.
The phased approach allowed the community to spread the cost across multiple budget years while maintaining progress toward a fully refreshed exterior across the entire property.
The Outcome
Chatham Court is a strong example of a phased community maintenance project completed over multiple years for a multi building condo property. Each phase integrates with previous work, and the community sees consistent improvement year over year without a single large capital expenditure. Beacon manages the scope, scheduling, and phase tracking so the management team can report progress to the board confidently.
