The Challenge
Spinnaker Cove is a large condo community in the Castleton area of Indianapolis with 24+ buildings requiring a coordinated, multi year approach to exterior repainting. The community needed a contractor who could build and manage a phase map from scratch, maintain consistency across multiple years of work, and handle a community wide color change that required careful coordination so completed phases matched upcoming ones.
What We Did
Beacon Painting designed the complete phase map for the community, dividing the project into three annual phases. The scope at each phase included targeted wood repair and replacement of damaged trim and siding, inspection of adjacent deteriorated areas, priming of new materials, pressure washing of all paintable exterior surfaces, and repainting of fascia, gutters, downspouts, windows and window frames, vents, chimney trim, garage door frames, entry door frames, entry ceilings, lattice, rafter tails, and all painted trim elements. We also coated entry, garage, and patio doors and stained wood deck surfaces.
The Outcome
The phased approach allowed the community to spread the investment across three budget years while maintaining a consistent appearance as each phase was completed. The community wide color change required careful product matching and sequencing so new work integrated cleanly with previous and upcoming phases. Beacon manages the phase tracking and coordinates with the management team on each year's scope, sequencing, and scheduling.
